Sugar Hill City Council, in the wake of market study along Buford Highway, is once again considering the approval of an 81-unit townhome development it rejected in 2016.
Home South Communities is looking to build the neighborhood, with homes priced in the high 200's, on five parcels of land (11.13 total acres) just north of Old Suwanee Road, according to city documents.
Council rejected an identical application in 2016, but the city has since conducted a study of the corridor, which indicated a higher demand middle-income townhomes in the area, with a reduced demand for business and retail spaces.
This go-round, the city planning commission recommended approval — with conditions — including a restriction of on-street parking, and a requirement of a 6-foot tall privacy fence along adjacent properties.
All homes would be a minimum of 1,800 square-feet, with a two-car garage. It would be a gated community with a mandatory homeowner's association.
City council is expected to discuss the plans at its work session Wednesday evening, and give it a final vote at its next voting session, July 10.
