Flowery Branch City Council hear plans for self-storage facility

The Flowery Branch City Council heard from applicants Thursday night about plans for a self-storage facility on McEver Road.

Diane Reid with Shamrock Building Systems, Inc. stood before the council on behalf of Coro Realty and reviewed building renderings and lot plans. While this was only a preliminary public hearing for the matter, Coro Realty seeks a Conditional Use Permit in order to operate the 10-building storage facility on a seven-acre plot of land currently zoned as Highway Business. The desired location is at the junction of McEver Road, Bell Drive and Gaines Ferry Road.

Self-storage is already permitted in highway business zonings, but only when paired with a conditional use permit. The facility will be climate controlled and offer a mix of storage options such as trailer and RV-sized covers, as well as smaller spaces for household items.

City Councilman Joe Anglin expressed concern with the close proximity of the buildings on the site plan.

“For instance, building three and building four—RVs, boats, anything like that that’s going to go in there, I know this probably isn't exactly to scale, but I'm just looking at it thinking, ‘How are they going to jackknife those RVs in there to make that work,’” Anglin said.

Reid responded to the council's questions, citing her company’s experience in constructing storage facilities.

“We've worked at only raising storage facilities, or that's what we actually design constantly,” Reid said. “And we did this for a very long time. So we actually have down where all the turning radiuses do work.”

One Flowery Branch local expressed concerns with the entry and exit routes and the impact they may have on traffic conditions. Additionally, renderings of the property displayed a bright shade of green on the facility logo, which the local claimed does not fit with the aesthetic of the surrounding area.

These self-storage plans were presented to the council two weeks after representatives from BLT Martin Road, LLC requested a Conditional Use Permit of their own for another self-storage facility on Falcon Parkway.

The application will be addressed further in a work session on November 17 at 6:00 p.m.
