Hall County Planning Commission recommends 349-unit development for approval

The Hall County Planning Commission voted unanimously Monday night recommending a 349-unit residential development for approval.

Applicants are seeking to rezone 118.5 acres of land located off Friendship Road near Friendship Circle in Buford. The mixed development plans for 209 single-family detached homes and 140 townhomes. Pending final approval by the Hall County Board of Commissioners, Scott Puckett, Inc. aims to break ground on site within the next year.

Applicant representative Tyler Smith said there are several other measures that need to be met before construction can begin.

“They have to start within 12 months of sewer coming,” Smith said. “After that, it will depend on market conditions. It’s [sewer construction] not necessarily a hold up, it’s just based upon Hall County’s timing—and that’s when sewer will be available, in about 12 months we think.”

Plans for the development include several proposed amenities, including a dog park, an open-air pavilion, outdoor-rated bodyweight workout equipment and grilling stations. These implements are stated for use by both single-family homes as well as townhome residents.

Architectural styles for the community were rendered with brick and stone accents. The single-family homes plan to feature both one and two-story structures. The townhomes will have two-car garages. Officials hope this will help keep street parking to a minimum within the community.

One resident stepped forward to share his concerns about the development, noting the proximity to his own land. The Buford resident’s home borders a span of the proposed neighborhood. He sought to ensure no encroachment would take place during and after construction.

“I’m absolutely not against this,” the Buford resident said. “I just want to protect my property. I’ve known the people that own the land all my life, they’re great people, I love them; I don’t want to stand in the way of this. I have a good bit of connecting property on the back side and several family members do, too. And they’re in full agreement that we need some type of fence.”

The Planning Commission addressed these concerns in the conditions attached to their approval. Once all pending applications have been approved and sewer lines have been laid, the anticipated development period is between 12 and 36 months.

The Hall County Board of Commissioners will cast the final vote on November 17 at 6:00 p.m. at the Hall County Government Center.
