Distribution center on Falcon Parkway gets OK from Flowery Branch council

The Flowery Branch City Council voted Thursday to approve the annexation and rezoning of more than 45 acres of land on Falcon Parkway near I-985 to allow for a distribution center.

The development, being built by CA Ventures, will sit on the west side of the road just north of Martin Road and the new H.F. Reed Industrial Parkway extension and interchange with I-985. No one spoke against the development at Thursday's meeting.

While it is unclear now whether the center will be made up of one or two buildings, it is expected to total around 75,000 square feet and CA Ventures representative Steve Rowley said it can be leased to a variety of tenants.

"It could be anything from regional distribution tenants to a service center or light manufacturing," Rowley said.

He also told the city council that the new interchange on H.F. Reed Industrial Parkway was what made the property a viable site for the development. When asked by councilman Joe Anglin if the site would have been considered if the interchange had not been built, Rowley said no.

"For trucks to be able to get on and off easily on the interstate is a key piece of the decision to come here," Rowley said.

The city council voted to approve the annexation and rezoning unanimously. The property will be rezoned for light industrial use and the city staff said that zoning fits its comprehensive plan.
