The Flowery Branch City Council approved two items impacting the further development of the Sterling on the Lake subdivision at their meeting Thursday evening.
The council unanimously approved a rezoning request from Newland, the developers working on the project, that will allow for public streets to be built in a proposed new pod of the community rather than the alleyways that were previously planned.
"Pod Q," as it is called by the developers, will sit in the northeast corner of the community next to Capitola Farm Road near its intersection with Spout Springs Road. That development is planned to have over 80 housing units according to Brian Rochester, who presented the plans to the council.
"Why this was always a higher density from the beginning is it's transitional," Rochester said. "As you move deeper in closer to your commercial areas are your higher-density developments."
Rochester said the new plan will allow the same number of lots to be built wider and will not require the proposed entrance from Capitola Farm Road to be gated, as originally planned.
Pod Q was originally planned back in 2002 according to city officials, but plans were delayed due to the economic recession of the late 2000's.
The city council also, in the same meeting, approved a resolution that will see them take in over two and a half acres of roadway and storm water structures in another proposed pod of the subdivision, "Pod T."
Rochester said he will return to future council meeting to provide further details and updates on the plans.
