Hall Co. Commissioners deny pair of developments

The Hall County Board of Commissioners denied a pair of developments in the southern part of the county at a Thursday meeting. 

A 302-unit development off of Benefield Road was denied 4-0.

That comes after the roughly 70-acre tract near Braselton was tabled in September and December.

The Planning Commission recommended approval in August 3-2 with the staff recommending denial due to the development exceeding the two dwelling-per-acre recommendation. 

The Planning Commission originally suggested 28 conditions.

“This was a very complicated rezoning for me,” District 1 Commissioner Kathy Cooper said. “I couldn’t get comfortable with a lot of the variables, so Chairman I would like to make a motion to deny.” 

The next denial were two items lumped together and were both side-by-side off of Old Winder Highway.

The proposal was to rezone to add 38 townhomes on 10-acres of a previously approved townhome development on the property of Chestnut Mountain Church of Christ.

The planning commission recommended approval in December with 27 conditions, but the applicant requested the removal of condition number 27.

That was a condition to avoid the detention pond at the rear of the property from directing stormwater runoff towards a neighboring property.

District 2 Commissioner Billy Powell motioned to approve, but that motion only got two “yes” votes. 

District 4 Commissioner Jeff Stowe — who was present via phone — then motioned to deny, with the proposal getting shot down 4-0.

Due to that item’s denial, the proposal to amend the conditions of zoning on a tract right by the proposal was not heard.
