Partnership would expand Town Center in Suwanee

SUWANEE - Plans are in the works to extend Suwanee's Town Center area with a $46 million multi-family and retail building.

Suwanee's Downtown Development authority is working on a public-private partnership with Atlanta-based developer Terwilliger-Pappas to create the development at Chicago Street and Buford Highway.
 
"This project would bring more residents, commercial opportunities, and energy to Town Center’s vibrant ‘live, work, play’ lifestyle.  This could be a win for all of us," Suwanee Mayor Jimmy Burnette said.

The project, expected to begin late next year, will include 235 apartments and 10,000 square feet of commercial, retail and restaurant space.  Under terms outlined in a letter of intent, the authority would get $600,000 cash and ownership of the commercial and retail portion of the building.
 
City officials referred to the planned apartments as high-end, primarily one and two bedroom units.  They hope the residential offering will draw young professionals as well as empty nesters.
 
"We fully expect that these apartments will set the bar for quality in Gwinnett County," Suwanee Downtown Manager Adam Edge said.
 
According to the city, five-story building is expected to be built around a parking garage.
 
The city council is expected to consider rezoning for the 3.5 acre property in August or September.  If all goes as planned, officials said construction on the project will begin late next year and will take almost two years to finish.
 
 
Features of the proposed development:
  •  a single, five-story, mixed-use building wrapped around structured parking
  • 10,000 square feet of commercial/retail/restaurant space fronting Buford Highway
  •  compatibility with Town Center’s look and form
  •  about 520 structured public and private parking spaces, some of which may be used for community events
  •  235 upscale apartments
  •  residential units are constructed in a manner that may allow for conversion to condominiums in the future
  •  predominantly one- and two-bedroom units
  •  anticipated monthly average residential rent of $1,568
