Medical center buys more South Hall land

GAINESVILLE - The Northeast Georgia Health System (NGHS) board has approved the purchase of a 113-acre site on Thompson Mill Road for the development of a healthcare village and future inpatient hospital in South Hall, according to an announcement by Jim Gardner, President and CEO of the Health System.

The property is located east of I-985 near the Reunion Subdivision.

The healthcare village concept will promote a variety of health services linked together by a network of paths and streets with pedestrian walkways, according to Gardner.

He says the future hospital will serve as a focal point of the healthcare neighborhood, which includes an integrated mixture of uses such as public gathering places and complementary retail and commercial space.

A zoning application for development of the property was filed with the Hall County Planning Department on March 14.

The zoning category will be Planned Office Development (PDO), which will allow NGHS flexibility in defining development standards that will best meet the healthcare needs of the rapidly growing South Hall Community.

"This is a beautiful location and ideally suited for the development of healthcare services," said Gardner. "We are committed to the development of an environmentally friendly health services campus that will be an asset to the community, both functionally and aesthetically."

Certificate of Need (CON) approval for the hospital is required and development of the services is estimated to begin in the next 3-5 years. County sewer services are not presently available east of I-985 and all options for sewer services will be considered, according to NGHS officials. The Thompson Mill property will be purchased at a cost of $10.5 million dollars and will be funded with NGHS investment funds.

NGHS has owned a 52-acre site on the corner of Friendship Road and Buford Highway since spring of 2002, and last June, the board approved the concept of acquisition of additional property in the Thompson Mill area.

"The additional land purchase is the result of further analysis of the community's healthcare needs and a very extensive, thorough evaluation of the most current demographic projections for the South Hall area," said Gardner. "With the dynamic growth underway in South Hall we believe more than one healthcare service location will be required. We will be working with members of our medical staff to develop a strong outpatient presence on 10 acres of the Friendship Road site and we plan to break ground at this location by fall. We do not have a defined use for the remaining 42-acre parcel."
