Flowery Branch officials approve annexation, rezoning for 50-lot development

The Flowery Branch City Council Thursday evening voted in approval of an annexation and rezoning request that will allow for a 50-home development on G.C. Crow Road.

The 14.27-acre tract of land is technically located in unincorporated Hall County but borders the city limits of Flowery Branch. In a letter of intent provided by the applicant Cook Communities, plans to annex the property into Flowery Branch jurisdiction are detailed, along with a request to rezone the property to a Planned Unit Development (PUD).

Currently, the area is zoned as Agricultural Residential and has one single-family home and an associated outbuilding nearby. The entire tract is owned by Shadow Stone Partners, LLC, according to documents submitted to city staff.

The proposed neighborhood aims to have 50 two-story cottage-style homes and will be restricted to residents aged 55 and older. Each house is planned to have three or four bedrooms and two or three bathrooms, along with a two-car garage.

Additional amenities slated for the neighborhood include pickleball courts, sidewalks with connected walking trails and “pocket parks,” according to the submitted narrative.

Access to the development is proposed to be along G.C. Crow Road, just south of Park Shore Cove. The entrance will reportedly “have an attractive monument-type sign with landscaping and will be gated,” Cook Communities said.

While the original site plan shows 49 lots available in the neighborhood, Cook Communities Representative Luke Pressley noted that number has been pushed to 50 total lots.


A correction was made on Aug. 18 at 10:59 a.m. to further clarify the location of the development.
