Plans for residential development on several tracts of land surrounding the recently-build roundabout at the intersection of Sardis Road and Ledan Road in northwest Hall County have been approved by the county board of commissioners.
The plans ask for a special use on the three tracts, which total just over 41 acres, to allow for 18 housing lots to be built. Robbie Robison spoke to the commission on Tuesday on behalf of developers S.P. McKibbon SR, LLLP.
"It complies with the existing land use plan," Robison said. "We are not asking for any rezoning or variances."
One resident spoke at the hearing, asking if the developers were looking to build trailers on the property. District 4 Commissioner Jeff Stowe asked Robison if that was their intention.
"I hate to refer anything to as a trailer. Except (one existing structure) that's on Ledan Extension, I would consider that a trailer, it's a single-wide. We are removing that one and replacing it with a double-wide mobile home. To our standards, it's not livable, so that would be a trailer," Robison responded.
Robison also expressed concerns about possible future widening of the roundabout or either Sardis or Ledan Road, since the group had donated right-of-way to the county to allow for the roundabout to be built. Hall County Public Works Director Ken Rearden said it was his understanding that that agreement had ceded enough right-of-way to allow for future widenings, and no additional right-of-way would be needed.
The commission approved the special use unanimously.
Commission approves funding for intersection improvements near elementary school
Commissioners also unanimously approved more than $700,000 of funds towards an improvement project for an intersection near Mt. Vernon Elementary School in the north end of the county.
Rearden said at the commission's Monday work session that the intersection of Jim Hood Road and Odum Smallwood Road had become a problem spot for the county due to its awkward angle and heavy school traffic. He said plans are to add several turn lanes and to realign the intersection at a different angle.
