500 fewer homes okayed in Hall in '07 than in '06

GAINESVILLE - The number of permits issued for new homes in Hall County last year was about 500 less than in 2006 and for the first time in recent memory, the yearly total dropped below 1,000.

County officials report issuing 901 permits for new, single-family dwellings in 2007, compared with 1,333 in 2006.

"We've obviously had a slowdown but they haven't declined to the degree people feel they have," said Van Neese, executive officer of the Gainesville-Hall County Homebuilders Association. "The percentages aren't as devastating."

Records show that for the first several months of 2007, the county was on a pace to equal or better the 2006 mark but after the housing crunch intensified in the second half of the year, the applications for new housing permits began to decline.

In January, 94 were issued; February, 126; March, 108; April, 101; and May, 84. But, in June, only 55 were issued; July, 56; September, 40; and December, 29.

By comparison, in December 2006, there 70 permits okayed; in January 104; February, 146; June, 92; and November, 110.

Despite the declining figures, Neese remains optimistic for 2008.

While the area may see slower growth than in previous years, he predicts a steady incline and more of the housing industry returning.

"I think this year will certainly be a better year than 2007," Neese said.

Neese added that some people fear the value of their homes has depreciated, but that this is not the case.

"The opportunities are still there. The money is there," he said. "And now is the time to step up if you want to get into that new home or if you want to do work on your existing home."
