GAINESVILLE - One Gainesville realtor says the unusually mild weather so far this winter has been good for the real estate business - especially when it comes to undeveloped land.
"Oh, it sure has," Brent Hoffman said. "I know all of us have been outside more in short sleeves ."
Hoffman, who is with Prudential Georgia Realty Commercial Services, says this is always a good time of the year to show such property - but not because of the temperatures, which usually make it uncomfortable to be outside for any length of time.
"The leaves are off the trees and it becomes much easier to walk and get through the property to see how the (topography) lies."
Hoffman has recently closed or is getting ready to close sales on three undeveloped tracts in East Hall totaling 127 acres.
He says a Palm Beach, Fla. couple - tired of hurricanes - has decided to relocate to Hall County and has purchased the 42-acre site on Old Cornelia Highway in East Hall that included Shuler's Deer Cooler as well as an adjacent 40 acres and plans to build their new home on the tract while leaving most of it in its natural state.
Hoffman says a nine-acre tract on Old Cornelia Highway at Exit 24 on Georgia 365 is being purchased by a local investor as the potential site for a big box retail store or supermarket. The 45-acre J.D. Martin Farm on Old Cornelia Highway is under contract, with the sale scheduled to close Mar. 15. The buyer has no immediate plans for the site.
Hoffman also says retail interest in Hall County continues high, not only in the Flowery Branch area around Friendship and Spout Springs roads, but further north. He says Target has its eye on locating a store near Oakwood.
