58-lot residential development proposed southeast of Oakwood

A 58-lot single-family residential development located at 3965 Bolding Road was proposed Monday night to the Hall County Planning Commission.

The Planning Commission voted to recommend approval of the development, which is currently zoned as Agricultural Residential. The applicant, CMWB Company, LLC, is requesting to rezone the 29.65-acre property to Planned Residential Development, according to county documents.

Hall County Planning Staff previously recommended approval of the development as well, citing that "the development is consistent with the surrounding zoning districts and the residential future land use classification in the Comprehensive Plan."

Five neighboring residents spoke against the development rezoning, citing concerns over proposed density and increased traffic, among others.

Access to the development is planned at one point along Bolding Road. There is also a pedestrian trail, greenspace and community gathering space as well.

While the original plans detailed a 59-lot neighborhood, the conditions subscribed by the Planning Commission limit that number to 58.

The vote at Monday night's meeting passed with a 3-2 vote. The Planning Commission's recommendation will now be forwarded to the Board of Commissioners for a final vote on Aug. 8.
