Hall County Commission approves request for office/warehouse buildings on Browns Bridge Road

The Hall County Board of Commissioners voted Tuesday evening to approve a rezoning request that will allow for the construction of two office/warehouse buildings on a parcel on Browns Bridge Road west of Gainesville.

The 3.10-acre tract is located at the intersection of Browns Bridge Road and Ponderosa Drive. The applicant, Advantage Investment Properties, sought to rezone the parcel from agricultural residential to highway business.

The request was approved 4 to 1, with Chairman Richard Higgins being the sole dissenting vote.

"Our job is to find businesses that will have as little impact as possible," District 2 Commissioner Billy Powell said. "I think this will accomplish that."

The request allows for the development of a maximum of two buildings on the property. The sole entrance will be located on Browns Bridge Road.

The applicant said it expected the traffic impact of the project to be minimal, with an estimated 55 total trips per day.

Completion of the development is estimated by the end of 2024.

Several nearby residents voiced opposition during a public hearing on the matter Tuesday evening, citing traffic and property value concerns, among others.

Hall County Planning staff recommended denial, saying the plan was inconsistent with the future land use designation of "Lake Supportive Corridor" as described in the county's comprehensive plan. The Hall County Planning Commission voted 3 to 2 at their March 18 meeting to recommend approval with 14 conditions.
