The Hall County Board of Commissioners Thursday voted unanimously in favor of a 22-lot single-family development planned along Friendship Road.
The applicant, 3655 Friendship Rod., LLC, was seeking to rezone approximately 10.76 acres of land located at 3655 Friendship Road from Agricultural Residential to Planned Residential Development, according to county documents.
Both the Hall County Planning Commission and planning staff recommended approval prior to Thursday's meeting, stating that the development "is consistent with the Revitalization Corridor future land use in the Comprehensive Plan."
The property is currently undeveloped and wooded, according to planning staff reports.
Plans detail the use of both one- and two-story homes, ranging from 2,132 square feet to 2,957 square feet. Additionally, there will be a mail kiosk and three separate common areas.
Residents will be able to enter the neighborhood through one main ingress and egress point along Friendship Road. There will also reportedly be five-foot sidewalks throughout the development.
Four residents cited concerns about property line buffering and retention pond maintenance. Representative Steve Gilliam noted that the developer would be willing to construct six-foot berms and fences to satisfy the buffering concerns.
Additionally, Gilliam said the retention pond would be maintained by the development's homeowner's association. However, it was also noted that Hall County would be responsible for reviewing the upkeep should there be issues in the future. One possible solution presented by neighboring residents was to put a bond in place for funds to be available for retention pond maintenance.
Commissioner Kathy Cooper noted the intentions of the county to ensure the retention pond is maintained, as well as plans to put a bond in place should the need arise.
