Vote on rezoning for White Sulphur Road townhomes tabled by Hall County Planning Commission

The Hall County Planning Commission voted Tuesday evening to table an item that would see 53 townhomes built on White Sulphur Road if approved.

The applicant, CMWB Company, LLC, sought to rezone the 11.94-acre plot at 2554 White Sulphur Road from Agricultural Residential III to Planned Residential Development to allow for the construction of the townhomes. The property is located north of YMCA Drive on the eastern side of White Sulphur Road.

The development would have a density of 4.44 units per acre. A representative of the applicant told planning staff the homes were meant to be sold and would not be marketed as rentals. Water and sewer services would be provided by the City of Gainesville.

Hall County planning staff recommended denial of the rezoning, but provided 13 conditions should the board recommend approval. 

Two people spoke in opposition of the rezoning at Tuesday evening's meeting. Both community members cited traffic concerns on White Sulphur Road as reasons for their opposition.

Planning Commissioner Stan Hunt said he would like to see the applicant provide for roadway improvements at the intersection of White Sulphur Road and YMCA Drive.

"I'm worried about that intersection," Hunt said. "I don't know if it can take much more traffic to be honest with you."

Hunt said previous traffic studies recommended adding a northbound right turn lane and a westbound right turn lane at the intersection.

The rezoning application was tabled unanimously by the planning commission to their Feb. 19 meeting to give the applicant time to look into the possibility of intersection improvements, along with several other concerns.
