Planning Commission recommends boat and RV storage facility on Lanier Islands Parkway

The Hall County Planning Commission Monday evening voted in approval of a rezoning application that would allow for a boat and RV storage facility in South Hall.

The two-part application is requesting to rezone 7.67 acres of land located at 6034 Lanier Islands Parkway from Agricultural Residential III and Gateway Corridor Overlay District (GCOD) to Proposed Light Industrial. The applicant, Over Under Storage, LLC, aims to construct an enclosed boat and RV storage facility for self-storage near Lake Lanier. Paired with the rezoning application was a request for a conditional use permit that, if approved, would allow for this type of facility within the GCOD standards.

Site plans indicate the potential for 196 units on the property, with an average space of 14 feet wide and 45 feet deep. There will be automatic garage doors, security cameras and gated access to the property.

“Staff has recommended denial based on the findings that the request is inconsistent with the Lake Supportive Corridor Future Land Use Classification and Comprehensive Plan which states that low-impact industrial is only permitted where the same is found on adjacent properties,” Director of Planning and Development Randi Doveton said during the meeting.

One local resident spoke against the application, requesting that only the proposed use of boat and RV storage be allowed, and not any recycling, trucks and dumpsters, used car sales, industrial sales or rental equipment be allowed on the property.

The commissioners expressed agreement with the resident, noting that the owner would only be able to operate boat and RV storage and not perform any other services as the years go by. They also shared concerns with operating hours, as the applicant originally aimed to provide customers with 24/7 keycard access.

The commissioners added conditions that would place restrictions on the operating hours, making the customer window from 5 a.m. to 10 p.m. daily.

Commissioner Stan Hunt put forward the motion, denying the original request for rezoning to Light Industrial and instead recommending approval for rezoning to Planned Industrial Development. The conditional use permit was also recommended for approval by the planning commission in tandem with the rezoning.

The application will now go before the Hall County Board of Commissioners for a final vote on June 21 at 6:00 p.m. in the Hall County Government Center.
