The Hall County Planning Commission recommended approval Monday of an 11-home neighborhood on Nancy Creek Road near Lake Lanier, but they did so with an amendment that would bring a significant change to the site plans of the project.
The developers, Cook Communities, were looking to build 11 homes on just over 11 acres of land near Hardy Road with individual driveways onto Nancy Creek Road. Their original site plan wanted to use a shared dock on Lake Lanier to connect the properties.
Instead, planning commissioners and county officials said they thought a shared access road would be better for traffic safety in the area.
"I think that that area just kind of needs to be consistent with what is out there," Planning Commissioner Gina Pilcher said after the meeting. "It just seems that most all of those lots came off of an interior street."
Cook Communities representatives argued that the access road, which would cut through the properties and exit onto Hardy Road, would decrease the lot sizes to a point that make the homes more difficult to sell. Despite their concerns, the planning commission recommended approval of the request with the access road as an amendment unanimously.
The Hall County Commission will hear the request at their meeting on May 11 at the county government center.
