Gainesville planning staff recommends conditional approval of Limestone development

When the Gainesville Planning and Appeals Board takes a look at an annexation request for a tract of land at the intersection of Limestone Parkway and Jesse Jewell Parkway on Tuesday, board members will see that it comes with a stamp of approval from the Gainesville planning staff.

However, staff members have a list of recommendations as part of their conditional approval for the mixed use development proposed by Limestone Greenway LLC.

The developer plans to build a project that consists of 189,400 square feet of commercial, residential and retail space. His plan includes 252 multi-family residential units and 33 single-family homes. The developer wants to annex the property into the city for access to water and sewer services. 

The 15 conditions suggested by the planning staff include restrictions on the types of commercial and retail businesses that could open in the development, a reduction in the number of multi-family units to 100, aesthetic improvements to protect a nearby residential street and traffic improvements, among other requirements. 

The proposal originally was to go before the planning board in May, but the developer asked that it be tabled the day of the meeting. The upcoming meeting is scheduled for Tuesday, Sept. 11 at 5:30 p.m. at the Gainesville Public Safety Building on Queen City Parkway.
