Hall planning board set to consider two proposals totaling nearly 500 new homes

Plans for nearly 500 new homes in the South Hall area are on the agenda for the next Hall County Planning Commission meeting.

Ponderosa Farms, LLC is one of the applicants, having submitted a proposal for a 279-lot subdivision at the intersection of L J Martin Drive and Ponderosa Farm Road.   The request for a rezoning from Agricultural-Residential-III (AR-III) to Planned Residential Development (PRD) on the 121.25± acre tract.

Pulte Homes, meanwhile, is also on the agenda with a request to rezone from Agricultural-Residential-IV (AR-IV) to Planned Residential Development (PRD) 58.827± acres on Union Church Road near its intersection with Old Winder Highway.  A 195-lot subdivision is planned for that site.

Also scheduled to be heard by the planning board at that meeting is a request from Gateway 2 Partners, LLC which wants to locate a mixed-used industrial/commercial/office development on 518.63 acres on Cornelia Highway/Georgia 365 at its intersection with Simpson Road.  The applicant is seeking to rezone the tract from Agricultural-Residential-IV (AR-IV), Planned Residential Development (PRD), and Planned Commercial Development (PCD) to a Planned Industrial Development (PID).  The development would consist of industrial, commercial, office, and institutional components.

The planning commission is scheduled to consider these applications at 5:15 on November 5 at the county government center.
