GAINESVILLE – A unanimous recommendation for approval will accompany a pair of requests to the Gainesville City Council next month following an uncontested hearing Tuesday evening before the Gainesville Planning and Appeals Board.
A 10,800-square foot medical office building is planned for 1.13-acres on the west corner of the intersection of South Enota and Park Hill Drives, and a boat dealership is planned for a 2.98-acre tract on the northeast corner of McEver Road at Hillside Garden Drive.
Both the rezoning request from Altus Development for the medical office and the zoning amendment request from Tyler Land Holdings to sell and display Master Craft ski boats and SunChaser pontoon boats were unopposed during their presentation to the GPAB.
The single family home where Altus Development plans to construct the medical office will be demolished according to the applicant’s proposal. Hours of operation will be from 8 a.m. to 5 p.m. and plans for right-turn-only in and out driveways are pending approval of the Georgia Department of Transportation and the Gainesville Public Works Department.
Rett Tyler is a former Birmingham, Alabama, police officer who opened his first ski boat dealership (as side job) 23-years ago. “It has grown from a company that started on a $265 per month budget while working night shift on the SWAT Team to a $19-million sales company last year,” Tyler explained.
“We’re in a temporary location in Oakwood right now on Mundy Mill Road,” Tyler said about his desire to find a permanent location. “This is about a $6-million investment for me, between buying the land, the inventory and doing the remodel on the building.”
At present a 12,000-square foot metal building used by a construction company sits on the property; Tyler plans to remodel the structure and use it for sales offices, repair bays and a showroom.
Tyler said his average price point for a Master Craft ski boat is $130,000.
“That’s the kind of dealership we want to have, state-of-the-art so when people pull up they are very impressed,” Tyler added as he pointed to an artist’s rendering of the future refurbished sales center.
Two public hearings are required before either request may be granted final approval under city law. City council members will hear comments Tuesday, February 6th, beginning at 5:30 at the Public Safety Complex on Queen City Parkway.
