Residential development planned on Enota Avenue

A residential development, consisting of townhomes, an assisted living facility and a single-family residence, is planned on Enota Avenue in north Gainesville.  The five-acre site is located near the intersection of Enota and Yonah Avenue.

"The applicant is proposing to rezone the subject property in order to construct up to 15 cottage-style townhomes and to consolidate the zoning as Planned Unit Development (P-U-D)," according to documents on file with the city.  "The townhomes are proposed to be located between the existing 65-room Ashton assisted living facility and the single-family home owned by the applicant (the 5 MCS, LLC)."

The rezoning application says the townhome units will be rented with services available from the assisted living facility including cafeteria meal plans, emergency nursing assistance, housekeeping and social gathering areas. 

"Each townhome unit," it says, "will be one story with 800 square feet of heated space, and will contain a full kitchen, single-bedroom and bathroom.  Exterior finishes are to include brick, stone, stucco and masonry consistent with the assisted living facility."

It goes on to say that access will be provided from the existing two driveways serving the assisted living facility "off of Yonah Avenue and Enota Avenue, and approximately 38 additional parking spaces and sidewalk connectivity will be provided to accommodate residents and visitors."

The Gainesville Planning and Appeals Board is scheduled to consider the request Oct. 10.
