Hearing for large multi-use development on Dawsonville Highway tabled for two months

Turns out the Gainesville Planning and Appeals Board will not hear the applications for a large active adult/multi-use development for Dawsonville Highway next week after all.
 
The three applications from Oak Hall Companies, LLC was scheduled for the March 14, 2017 meeting of the planning board, but Gainesville's Community Development Department said it needs more traffic data from the applicant before city planning staff can make any kind of recommendation to the planning board.
 
The three applications are now scheduled to be heard at the May 9, 2017 meeting.
 
As outlined below, Oak Hall Companies, LLC has three separate applications for one development off Dawsonville Highway in the Ahaluna Drive area.
  • 1. Rezoning of 157.98+ acres to Planned Unit Development (P-U-D) and General Business (G-B) for an 820-unit age-restricted, mixed-use development to include 261 single-family detached homes; 64 singlefamily cottages; 55 detached terrace homes; 52 attached terrace homes; 63 stacked flats (multi-story condominiums); and 175 independent living units and 150 assisted living units. Amenities are to include a swimming pool, club house, passive park and two community docks totaling 130 boat slips. Proposed non-residential uses are to include 24,000 square feet of retail/office/restaurant space, seven commercial parcels each having approximately 8,000 square feet of building space, a 40,000 square foot storage facility and a 3.0± acres tract of land reserved for a 10,650± square foot fire station.
  • 2. Annexation of 50.81+ acres with a zoning of Planned Unit Development (P-U-D) and General Business (G-B) to include the same 820-unit agerestricted, mixed-use development described above.
  • 3. Annexation of 26.16+ acres with a zoning of Planned Unit Development (P-U-D) for a 90-unit, age-restricted, active adult development to include 56 attached terrace homes, 10 single-family detached homes and 24 stacked flats (condominiums). Amenities are to include common green space/park areas, community clubhouse and pool. 
Residents who live on the busy corridor have already promised a fight over the proposed development, citing the heavy traffic in the area. Just last week, someone placed flyers on car windshields in the area, claiming the proposed development would add 6,000 additional vehicle trips to the roadway.
 
Those residents have developed a website as a tool to rally support for their effort to stop the project. 
 
Some opponents attended Tuesday's Gainesville City Council meeting to let council members know they can expect opposition when the matter comes before that panel for a vote.
