Sugar Hill city council to consider 86-unit townhome community Monday evening.

City council members in Sugar Hill will consider a proposed 86-unit townhome community along Buford Highway at their meeting Monday evening.
 
The developer, Home South Communities, is requesting the 11-acre property be rezoned for the homes, which would all include two-car garages and 2,000+ square feet of heated space, according to city documents.
 
The applicant has apparently requested the plan be tabled.
 
The planning commission has recommended a denial of this proposal, saying that it doesn't align with the city's land use plan.
 
Also at issue is a request by the developer to alter the amount of buffer room on the parcel from 50 feet to 15.
 
A representative for the developer and the pastor of nearby Regency Church of God, Dr. Terry Reece, were the only people who spoke in support of the plan.
 
Two residents spoke to the planning commission in opposition, while six more sent their opposing opinions in the mail.
 
The planning commission also raised concerns about traffic, since the development is situation along Buford Highway, a busy thoroughfare, and said it will affect the local school district.
 
Planning commissioners said there is not enough evidence to reduce the buffer zone, either.
 
The homes would be priced somewhere in the $200s if they are built.
