GAINESVILLE - The Gainesville planning staff is recommending approval of the rezoning for property on Browns Bridge Road where a new Catholic church is planned.
The conditional approval is based, planners say, on the city's Comprehensive Plan and the surrounding residential and nonresidential land use.
The conditions include, but are not limited to:
*A freestanding cell tower is not an approved use for the property unless located within a church steeple and not visible to the public.
*A minimum 50-foot vegetated buffer shall be provided along the east and west property lines adjacent to the existing single-family residential uses.
*Prior to any additional phase being constructed after Phase 1 development, a revised traffic impact study shall be completed by the owner/developer.
As AccessWDUN reported several weeks ago, the Archdiocese of Atlanta wants to located a 1,000-seat sanctuary, a clergy residence, a day care center and, in the long term, an elementary school on the site. The tract is located on Browns Bridge Road behind Horton Trailers and Gainesville Motorsports. Part of the property is the site of a defunct golf driving range.
