City View LLC, Regions settle suit

GAINESVILLE - An out-of-court settlement has been reached between City View LLC and Regions Financial over a tract of downtown Gainesville property where a high-rise hotel/office complex is planned.

City View LLC has acquired the Regions property which is part of the tract and, under terms of the settlement, Regions, which has its operations center on the site, will remain there under a 12-month lease.

Regions had argued that City View was blocking access to the Operations Center.

City View Center countered that entitlements to easements across City View property no longer existed... that they were terminated ten years after president of Town View Plaza president Sam Hodges signed a 1984 deed.

City View contested admission of an affidavit from Hodges in which he stated that it was his intention to provide only temporary easement across the property now owned by City View, that the easement would expire ten years after he signed the deed.

City View developers have cleared the land at the former Town View Plaza shopping center site for a downtown, Midtown complex with multi-story office buildings and a hotel on the site of the present Gainesville Public Safety Building is located, which the developers bought from the Gainesville Redevelopment Authority after the city conveyed it to the authority. The city is building a new public safety facility.

Gainesville City Council put money on the Special Purpose Local Option Sales Tax project list for a bridge to the complex spanning Jesse Jewell Parkway from the Georgia Mountains Center.

Voters approved that SPLOST extension March 17.
