Planning Commission recommends 21-lot development on Lights Ferry Road

The Hall County Planning Commission Monday night voted in approval for their recommendation of a 21-lot single-family detached home development.

The location of the proposal sits at 6409 Lights Ferry Road on a 19.18-acre plot of land, according to county documents. Bret Muetzelfeld, the applicant, is hoping to obtain a Use Subject to County Commission Approval which would allow for the development to move forward.

Hall County Planning Staff previously recommended approval of the development, saying the proposed use falls in line with the current development pattern seen throughout the area.

The zoning would remain Vacation Cottage, according to officials, but the permit would allow for the construction of the development.

Currently, the property is undeveloped and heavily forested and includes a small area of flood zoning and two springheads, which feature a 50-foot undisturbed buffer. 

Proposed residences on the property will be a minimum of 2,500 square feet with three bedrooms and three bathrooms.

Access to the lots is proposed along Lights Ferry Road, Ford Road and Rip Road. The submitted application also includes possible improvements to Rip Road in the form of a cul-de-sac which would be built at the end of the road.

Several neighboring residents spoke against the development, citing concerns about lowering property values, increased traffic, road access and property line encroachment.

The Hall County Planning Commission’s vote for approval will be forwarded to the Board of Commissioners, who will make the final decision at their meeting on Jan. 25 in the Hall County Government Center.
