Gainesville planning board to review zoning requests for active adult community on crowded Dawsonville Highway

When the Gainesville Planning and Appeals Board meets on March 14, members will get a look at three separate requests for one big active adult community.
 
The development is proposed for the busy Dawsonville Highway corridor in the area near Ahaluna Drive.
 
Gainesville Planning Manager Matt Tate said the project is "involved" and consists of three separate requests from the same developer - Oak Hall Companies, LLC.
 
"There's a roughly 26-acre tract of land that was approved for an active adult community in the county," said Tate. "The developer - because the property is now adjacent to the city limits - they are now requesting that property be annexed into the city limits."
 
That part of the proposed development sits east of Dawsonville Highway in the Strickland Drive and Sportsman Club Road area with road frontage on Karen Lane.
 
In addition, Oak Hall wants that tract of land to be zoned PUD (Planned Urban Development). Tate said 90 active adult residential units are planned for that property.
 
Another part of the request for the largest parcel of land is for almost 158 acres, also on the east side of Dawsonville Highway, in the Ahaluna Drive area. Tate said part of that property is already in the city limits.
 
"It has multiple zoning districts associated with it," Tate said. "They are requesting...everything to be Planned Unit Development...a mixed use development."
 
According to the application, that property would hold 820 living units."
 
The third part of the request is for a parcel of land just over 50-acres in size.
 
"It's really part of the overall...mixed use development," Tate said. Most of that property fronts Dawsonville Highway.
 
Tate said there's an office/retail component to the overall plan, as well as boat storage and some commercial lots for general business purposes. 
 
At this point, the City of Gainesville planning staff has made no recommendation on the requests. Tate said the staff will continue to work on the requests and make a decision by March 7.
 
"We're still analyzing everything. It's quite involved, as you can imagine," Tate said. "It's not just the size of the development, but also the traffic concerns...on Dawsonville Highway and some of the outlying roads. We're taking all of that into consideration."
 
The Gainesville Planning and Appeals Board will hear the requests at 5:30 p.m. on March 14, 2017 at the Gainesville Justice Center on Queen City Parkway.
