Developer of Mundy Mill project in south Gainesville wants changes for part of property

By B.J. Williams

GAINESVILLE — When the Gainesville Planning and Appeals Board holds its first meeting of 2016, members will tackle a rezoning proposal from the developers of the Mundy Mill development on the south side of the city.

Butler Property, LLC is proposing a change in zoning for a portion of the 604-acre development, located on Mundy Mill Road near McEver Road.

In a request to the Board, the developer is asking that a "pod" of the development currently zoned for multi-family use be rezoned for single family use. That particular pod is located next to the site for a new elementary school, and the developer said there could be some traffic and safety issues with an apartment complex located so close to school property. The new school would open during the 2017 school year.

The proposal from Butler indicated the school system is in favor of the rezoning request.

The proposal further requests that the multi-family project be moved to another part of the development east of the school. That would require rezoning of a portion of the commercial property in Mundy Mill to allow for the apartment complex to be built.

The planning board will take up the issue on Tuesday, January 12 at 5:30 p.m. at the Gainesville Justice Center on Queen City Parkway.
