FCPC to consider rezoning requests involving 1,000+ new housing units

CUMMING - Rezoning requests for 1,052 new housing units, most of them single-family residences, are scheduled to be considered by the Forsyth County Planning Commission later this month.

Three of them alone total 669 new homes.

Below you will find detailed descriptions of each of the requests. The information was taken from the agenda for the Feb. 25 meeting which will be held at 6:30 in the county commission meeting room.

1. Home South Communities, LLC ZA3642 Commission District # 3

Request to rezone from Agricultural District (A1) to Single Family Residential District (RES4) 14.21 acres for 35 residential lots with a density of 2.46 units per acre.

Variance:

1. Reduce the required distance between structures to 15 feet (UDC Chapter 11-5.3, Table 11.2(b)).

Located: The property is located at 4604 Shiloh Road, Cumming, GA 30040.

2. JEH Homes, LLC ZA3649 Commission District # 2

Request to rezone from Agricultural District (A1) to Single Family Residential District (RES4) 21.01 acres for 66 townhomes with a density of 3.14 units per acre.

Variance:

1. To reduce the front setback to 10 feet (UDC Chapter 11-5.3, Table 11.2(b)).

Located: The property is located at 3745 Mathis Airpark Drive and 3715 Mathis Airport Drive, Suwanee, GA 30024.

3. Apex Land Company, LLC ZA3650 Commission District #1 and #3

Request to rezone from Agricultural District (A1) and Single Family Residential District (R2R) to Single Family Residential District (RES3) on 45.52 acres for 98 residential lots with a density of 2.15 units per acre.

Located: The property is located at 4538 Piney Grove Road and 4323 Castleberry Road, Cumming, GA 30040.

4. KM Homes, LLC ZA3658 Commission District # 3

Request to rezone from Agricultural District (A1) to Single Family Residential District (RES2) on 8.76 acres for 14 residential lots with a density of 1.60 units per acre.

5. SR Homes, LLC ZA3659 Commission District # 2

Request to rezone from Commercial Business District (CBD) to Single Family Residential District (RES4) on 13.51 acres for 40 residential lots with a density of 2.96 units per acre.

6. 5315 Riverview, LLC ZA3660 Commission District # 3

Request to rezone from Agricultural District (A1) to Single Family Residential District (RES3) on 39.99 acres for 76 residential lots with a density of 1.90 units per acre.
