The Hall County Board of Commissioners approved a resolution Thursday that will temporarily suspend certain high-density residential zonings for a period of 180 days beginning Aug. 29, 2025.
The suspension will remain until Feb.25, 2026.
A release from the county Friday said the suspension is a part of the board’s effort to address citizen concerns regarding rapid growth in Hall County. The board will use the suspension time to reevaluate the Unified Development Code and consider changes with respect to its current high-density residential zoning districts and standards.
Zoning applications that have been heard and recommended for approval or denial by the Planning Commission will not be impacted by the suspension.
However, applications falling under the suspended application categories will not be considered by the Board of Commissioners and will be deemed withdrawn, with application funds to be refunded to applicants.
The suspension applies to re-zonings to the following zoning districts:
- Vacation Cottage (V-C) if lots are or will be served by sewer
- Residential 1 (R-1) if lots are or will be served by sewer
- Residential Two-Family (R-TF)
- Residential Mixed (R-X)
- Residential Multi-Family (R-MF)
- Manufactured Home Park (MHP)
- Conservation Subdivision (CS)
- Office Institutional (O-I) with residential components or uses
- Mixed-Use (MU) with a density greater than two residential units per acre or a total unit count greater than 30 residential units
- Planned Residential Development (PRD)
- Planned Office Development (POD) with residential components or uses
- Planned Commercial Development (PCD) with residential components or uses
The suspension will not affect applications to amend conditions of previously approved rezonings in any zoning district, unless the requested amended conditions propose to increase the previously approved density, in which case that application would not be accepted.
