Gas station, shopping center proposed along Atlanta Highway

The Hall County Planning Commission voted Monday night in favor of recommending a gas station and shopping center along Atlanta Highway.

The applicant, Karan Ahuja, is requesting to amend the conditions of a 3.52-acre tract, as well as adjust the zoning on a 0.20-acre parcel located at 2852 Atlanta Highway, according to county documents.

The amendment request would allow for the parcel to have a developed service station, convenience store and shopping center. As for the rezoning, Ahuja plans to shift that label from Highway Business to Suburban Shopping District.

"The subject property is undeveloped and appears to be a remnant tract that was created during the construction of Thurman Tanner Parkway," staff reports read regarding the rezoning portion.

In Aug. 2008, the Hall County Board of Commissioners voted to approve the rezoning of a majority of the parcel to Suburban Shopping. However, since that time, no activity has been taken to develop the area in accordance with that original request.

The site area is currently hosting three single-family residences.

The proposed plan shows twelve gas pumps under a canopy, with shared parking space for the businesses. The north part of the property will have two 4,000-square-foot retail spaces with a patio space. To the south, a 3,000-square-foot retail space and a 5,100-square-foot food convenience store will be positioned with a patio as well.

The convenience store is planned to be open 24/7, according to submitted documents.

Entry and exits are planned along Thurmon Tanner Parkway and Atlanta Highway.

The Planning Commission's recommendation vote will now be forwarded to the Board of Commissioners for a final decision on April 23.
