192-lot housing development, amendments approved on Poplar Springs Road

The Hall County Board of Commissioners Thursday voted in approval of a housing development slated for an area east of Oakwood that would add approximately 192 single-family home lots.

The space in question is a combined 97.48-acre tract located at 3580 and 3526 Poplar Springs Road, according to county documents. The parcel was rezoned from Agricultural Residential to Planned Residential Development in 2021, but applicant Clint Dixon came before the board Thursday seeking amendments to the zoning.

The primary amendments had to do with garage door extensions toward the front of the lots, moving from a previously approved maximum lot width of 45% to 56%.

Hall County Planning Staff found the request was consistent with the county’s comprehensive plan and recommended the development and amendments for approval.

The Hall County Planning Commission had also previously recommended approval of the development unanimously on Jan, 16.

Conditions placed on the development restrict Dixon from building any more than the agreed-upon 192 lots.

One person spoke in opposition at the meeting, clarifying that a no-build area would remain as such in the back of the development. This was previously agreed upon by the developer and neighboring residents.

Dixon noted that the space in the back corner of the development would indeed remain vacant, as it is planned to be the property’s retention pond.

Commissioner Kathy Cooper put forward the motion for approval, as the property sits in Commission District 1. All other board members voted in favor of the motion.
