Annexation, rezoning approved for 117-house development north of downtown Flowery Branch

The Flowery Branch City Council Thursday evening heard from applicant Piedmont Residential Land Investment for a rezoning and annexation slated for an area north of downtown.

The annexation and rezoning application is for 23.3 acres located at 5170 Church Street, according to city documents. Approximately 10 acres of the property lies in an unincorporated area of Hall County, with the remaining land sitting in Flowery Branch city limits.

The end goal was to have the entire parcel brought into Flowery Branch city limits with a zoning of Traditional Neighborhood Development District.

Thursday evening’s vote solidified that goal for the applicant, as the first vote by council members on the item.

PR Land Investment has plans to build 117 detached single-family homes in a subdivision with several requested variances.

Some of the stated design principles for the development include having small building setbacks, emphasizing the use of porches, narrowed streets in a grid-like pattern with shade trees, wide sidewalks and smaller lots to allow for a larger density, as described in the staff report.

The area in question is currently vacant.

Flowery Branch Planning Staff believe the project will “increase the land value and meet the increasing housing needs in this area.”

They further state that the development will boost local economic development.
