The Hall County Board of Commissioners Thursday approved a 95-unit townhome development slated for a parcel of land along Spout Springs Road in the southern part of the county.
The application was submitted by Walker Anderson Homes and requested to rezone over 22 acres of land from Agricultural Residential to Planned Residential Development, according to documents provided by county officials.
The area in question sits at 6777 and 6804 Spout Springs Road.
Hall County planning staff previously recommended denial of the application, citing the proposed use exceeds the maximum density of two dwelling units per acre for a residential future land use classification in the comprehensive plan.
The current proposal would put the overall density for the site at over four dwelling units per acre.
The Planning Commission recommended approval on Oct. 2 in a 3-2 vote and attached a list of conditions to the proposal before seeing it off to the Board of Commissioners. One of those conditions was that the development not exceed 95 units on the property.
A rezoning request for this same property was previously approved on March 10, 2022, for a 58-unit detached single-family residential development under a different applicant. With the change in development plans, Walker Anderson Homes was seeking to amend conditions set out in the original proposal, in order to build the 95-unit development instead.
Commissioners Thursday night also attached a new condition stating that the development will need to have at least 30 extra parking spaces, not including garage and driveway spaces. There will also be no parking allowed along the road inside the development.
The proposal indicates amenities on the site including a cabana, swimming pool, dog park and pedestrian path.
