Two developments with residential space approved by Hall Commissioners

Two separate developments were approved Thursday by the Hall County Board of Commissioners along Friendship Road and Thompson Mill Road.

The first of the two parcels is located at 0 Friendship Road. The 11.46-acre plot was zoned as Agricultural Residential, but applicant William Schmid was successful in his bid to rezone that tract to a Planned Commercial Development.

The rezoning reportedly brings that parcel in line with the rest of the development in that area, which on the whole will be used as a "mixed-use development" called Thompson Mill Village.

The second parcel that was approved sits at 5354 Thompson Mill Road. That 13.97-acre property was zoned as Agricultural Residential, but Thursday’s vote shifted it to a Planned Residential Development.

Proposals indicate plans for a 133-unit rental community hosting a mixture of one-bedroom duplexes and two- and three-bedroom cottages. After adjusting parking plans for the site, commissioners felt comfortable with placing a vote of approval.

Two separate developments were recommended for approval Tuesday by the Hall County Planning Commission along Friendship Road and Thompson Mill Road.

The first of the two parcels is located at 0 Friendship Road. The 11.46-acre plot is currently zoned as Agricultural Residential, but applicant William Schmid is aiming to rezone that tract to a Planned Commercial Development, according to county documents.

A successful rezoning will bring that parcel in line with the rest of the development in that area, which on the whole plans to be used as a "mixed-use development," called Thompson Mill Village.

The overall development of Thompson Mill Village details plans for 168 residential units, 529,212 square feet intended for office and retail space and a 200-room hotel.

Hall County Planning Staff recommended approval of the application prior to Tuesday's meeting, saying it falls in line with the planned land use of the area.

The second parcel that was recommended for approval sits at 5354 Thompson Mill Road. That 13.97-acre property is currently zoned as Agricultural Residential and aims to be shifted to a Planned Residential Development.

The proposal indicated plans for a 133-unit rental community hosting a mixture of one-bedroom duplexes and two- and three-bedroom cottages. The overall presented density as stated in Hall County documents came out to 9.52 dwelling units per acre.

Hall County Planning Staff recommended denial of the rental development prior to Tuesday’s meeting, citing inconsistencies with “the residential future land use classification in the Comprehensive Plan.”

Both of these proposed developments will now go before the Hall County Board of Commissioners for a final vote on Oct. 12 at the Hall County Government Center.
