Business moving its office to Ledan and Thompson Bridge Road intersection

GAINESVILLE – The Hall County Commission gave approval Thursday evening to a rezoning request from a Lumpkin County business man wanting to set up an office at the corner of Thompson Bridge and Ledan Roads.

A 767-square foot, one story, single family home occupies the 3.45-acre site on the southwest corner of the intersection and has been vacant for several years according to county officials.  Michael James of Dahlonega plans to extensively renovate the aged residence and use it as an office for his business, Michael James Remodeling.

James was successful in his effort to have the zoning changed from Residential-I (R-I) to Office Institutional (O-I). In his application James states that the property will be occupied by two employees, himself and an office manager.

Commissioner Billy Powell, in whose district the property sits, asked that an additional condition of approval be added to the eight other conditions set by the Planning Commission earlier: that no construction equipment may be stored at the location; James agreed.

Powell then asked that James agree to eliminate the “Institutional” aspect of the new zoning designation and only use the property for Office purposes.

Sarah McQuade, Hall County Director of Planning and Development, told Powell that on May 4th the Planning Commission stipulated at its meeting that, “…’there shall be no operation of any group homes, day cares or family care businesses on the subject parcel’.  We could restrict it to solely this office use if you would prefer to handle it in that manner.” 

Powell said ‘yes’ to the restriction being added to the rezoning; James said he agreed, as well, and the application was approved unanimously by the other commissioners.

James will also be allowed to display a pair of signs indicating the presence of his business, one along each roadside border of the property.
