The Hall County Planning Commission voted Monday to recommend approval of a more-than 300-unit townhome and apartment development on Spout Springs Road near Braselton.
The project, if approved by the Hall County Commission, would sit on just over 40 acres of land on the east side of Spout Springs Road just north of Friendship Road.
The development had previously been tabled twice. Once to allow the developers, Ridgeline Land Planning, Inc., to adjust the plans to account for the upcoming widening of Spout Springs Road, and again when planning commissioners told Ridgeline, that they needed more information on the project and wanted to see a reduction in the total number of housing units.
At Monday's meeting, Ridgeline representative Hoyt Persinger said the group would bring the number down from more than 390 to 305. He also provided site renderings that were presented at the meeting.
Several residents spoke against the development, citing concerns over its density and the impacts on traffic and stormwater on the surrounding area. The planning commission recommended approval with a split vote of 3-2.
Gina Pilcher was one of the 'no' votes.
"I think that that area, we are really going to have to start watching closely to not overdevelop it," Pilcher said. "There is a breaking point and we are very close to that right now."
The Hall County Commission will hear the rezoning request for the project on November 12. Persinger said if approved, the development would likely take five to six years to complete.
