Residential treatment center, 127-lot subdivision on Hall planning board's agenda

Plans for a residential treatment center and a slightly scaled-back subdivision are scheduled to be considered by the Hall CountyPlanning Commission later this month.

The residential treatment center is planned for a 25.6-acre site on Benefield Road near Village South Drive.  Phyllis Roshan is asking the planning board to rezone the tract from Agricultural-Residential IV to Planned Office Development.

"The goal is to operate as a residential detox, treatment for substance abuse and alcohol and drug addiction facility," according to documents on file with the county. 

It would operate 24 hours a day, 7 days a week, with 10-12 residents at a time. There would be a resident House Manager on site.

Also on the agenda for that May 20 meeting is Ridge 19, LLC's latest proposal for a subdivision for single-family homes on Mountain View Road at Smith Circle. 

This rezoning request was to have been heard May 6 by the planning commission but the developer requested that it be rescheduled to allow "additional time to work out details of the request."   The original request called for a 139-lot development but this latest application is for a 127-lot subdivision.  The planning board is being asked to rezone the 36.8-acre site from Residential-1 to Planned Residential Development.
