The Hall County Planning Commission has recommended approval of plans by a developer to build housing on several tracts of land surrounding the recently built roundabout at the intersection of Sardis Road and Ledan Road.

S.P. McKibbon SR, LLLP presented plans at the commission's Monday meeting that would feature housing built on just over 41 acres. Most of that land lies on the south side of the roundabout, with the largest tract being on the southeast side stretching from Ledan Road to Antioch Campground Road. The developers are looking to build 18 lots on that tract.

Several nearby residents expressed concerns at the meeting about the effects on traffic at the new roundabout if the driveways and access roads were built too close to the busy intersection.

"If they're going to be given the ability to get off of Ledan into their property, it's going to be a problem. It's going to be a mess again," resident Doug Glidden said.

Robby Robson spoke on behalf of the developers, saying that the group also wants to rebuild some existing mobile homes, at least one of which he said was "unlivable." According to a report from the Hall County Planning staff, there are currently four mobile homes within the property.

Planning Commission Chairman Don Smallwood said that any driveways near the roundabout would fall under normal Hall County regulations.

The planning commission voted unanimously to recommend the development. The request for the special use will now go to the Hall County Commission for a final decision on April 22.
