Gainesville planning board to consider request for condo development on Dawsonville Highway

Members of the Gainesville Planning and Appeals Board will hear a request next month for more residential development along the busy Dawsonville Highway corridor.

The applicant, identified as Lake 53, LLC, wants to build 79 condominiums and a office building on a 6.227-acre lot on the west side of the roadway just north of Avonlea Way, according to information on the March 13 agenda. 
 
To move forward with the project, the developer needs the zoning to be changed from General Business to Planned Unit Development. The property in question originally was rezoned in 2000 for an office, bank and retail complex; it has remained undeveloped. 
 
The application says the proposed condominiums would consist of two six-story buildings, each containing a ground level covered parking area and five levels of residential units. The size of each unit would be 2,359 square feet of heated space (3 bed / 3 bath), and 285 square feet of deck space.  Amenities for the development would include common area, pool and cabana. One of the units would be converted for a club house area. 
 
If the project is approved, the applicant would begin development in the summer of 2019. 
 
The monthly Gainesville Planning and Appeals Board meeting is scheduled for 5:30 p.m. on March 13 at the Gainesville Justice Center on Queen City Parkway.
