A plan to annex and rezone a 6.32-acre parcel of land in Gainesville's New Holland area moves forward, but with with several conditions.
City Planning Manager Matt Tate said at a Gainesville Planning Commission meeting Tuesday night that a Fazoli's restaurant is planned for the property, but, there's room for other businesses on the site; city planning staff wants some limits on what can go there.
Tate read the list of restrictions to members of the Board.
"Motels or hotels with rooms accessed from the exterior of the building, adult novelty stores, adult entertainment centers, pawn shops, gas stations, tire stores, massage parlors - except for practitioners licensed by the State of Georgia, vaping stores, auto body shops, automobile sale establishments, marine sales or repair stores, automated or non-automated car washes, coin laundry facilities, truck stops, non-climate controlled mini warehouses or storage facilities, tattoo parlors, psychics, fortune tellers, clairvoyants and the like," said Tate.
In addition, Tate outlined four other conditions for the plan:
- Restrictions on the type of materials used on the exterior of the planned buildings
- Limitations on signage for each lot on the property
- A required traffic study to be done in conjunction with the Georgia DOT for the intersection of Jesse Jewell Parkway and White Sulphur Road
- Requirements for access points to the property to be approved by Georgia DOT and the Gainesville Public Works Department
Ed Myers, of Myers Engineering in Gainesville, spoke on behalf of developer Keel Property Management, LLC. He noted that the developers had discussed the possibility of a car wash on the property, since there are none along that corridor.
" So, we would like to request that the restriction on car washes...be removed from the restrictions that the staff recommended," Myers said. "That is allowed under General Business (G-B) use as it is
However, planning board members voted unanimously to approve the request with the conditions outlined by the city planning staff. Tate said after the meeting if the developer wants the restriction on the car wash removed, he will have to take that up with the Gainesville City Council at the council's August 1 meeting.
No one spoke in opposition to the request.
