GAINESVILLE - A zoning amendment request for a proposed 150-unit senior assisted living facility in the New Holland area has been withdrawn, according to the Gainesville Community Development Department.
Caddis Acquisition Partners , LLC, had been scheduled to go before the Gainesville Planning and Appeals Board (GPAB) Tuesday with its request for an amendment to the current zoning for the 9.5 acres. The tract is adjacent to New Holland Market near Jesse Jewell Parkway and White Sulphur Road.
The GPAB did act on several other agenda items, including approval of an annexation request for just under an acre of property on Goetz Circle.
The applicant, Jordan and Jordan, wants to use the Goetz Circle property to provide better access to a proposed subdivision, according to planning department documents.
An approximately eight-acre piece of property in the White Sulphur area was annexed by the city in 2010 for the 16-lot subdivision. The applicant determined the original Ramsey Road access to the development is not feasible because of a stream and severe sloping topography, according to the city.
The approval came in the wake of opposition from a representative of neighboring Kubota Manufacturing, according to Gainesville Planning Manager Matt Tate. The issue, according to Tate, is concern future residents could complain about company operations and traffic.
One of the conditions of Tuesday's approval stipulates that, "the owner/developer shall disclose the existence of industrial activities on adjacent and nearby properties as part of the purchase/sale agreement with potential buyers."
The Gainesville City Council is scheduled to take up the annexation on October 6.
In other business, the GPAB tabled a request for a convenience store with fueling pumps until October 13. Greg Sistrunk (Greenberg Farrow) is asking for a reduced front yard variance (35 feet as opposed to 40) in order to construct a canopy for gas pumps. The property is at Shallowford Road and Hillcrest Road.
Tate said the board was considering a zoning condition that planning staff had recommended to reduce the size of the proposed fuel canopy. The applicant asked for the item to be tabled, according to Tate.
In other action, the board approved a special use request from Hands on Healing, Inc. for a therapeutic massage and exercise therapy office on the west side of Green Street, south of its intersection with Forrest Avenue.
