Cresswind maps plans to expand

GAINESVILLE - The owners of Cresswind at Lake Lanier are seeking to add another 76 acres to their holdings west of Gainesville for future expansion of their age-restrictive, 55+ residential community.

OK Lanier, LLLP (The Kolter Group), is already developing Phase One and Phase Two of Cresswind at the McEver Road/Browns Bridge Road intersection. Several years ago, the developers were successful in annexing and rezoning a second tract of land for Phase Three, across Browns Bridge Road just west of Montgomery Drive.

Their latest request goes before the Gainesville Planning and Appeals Board (GPAB) Tuesday at 5:30 at the Gainesville Justice Center/Public Safety Complex on Queen City Parkway.

The 76 acres are at the corner of Montgomery Drive and Browns Bridge Road and adjacent to the west to the Phase Three tract and would become part of that parcel. OK Lanier, LLLP, has an option of the property and plans 151 lots on the 76 acres, bringing the total number of planned homes on both sides of Browns Bridge Road to 950.

The city's planning staff is recommending "conditional approval." The recommendation comes with a list of a dozen conditions covering everything from access via a tunnel, bridge or grade level crossing on Browns Bridge Road to landscaping and buffers, as well as house and lot sizes, and plans for amenities, such as a clubhouse and swimming pool.

The developers have proposed a gated access to their property from Montgomery and Matt Tate of the city's planning division says that is still on the drawing board.

"We are not restricting access from Montgomery Drive but are asking that a new Traffic Impact Study (TIS) be performed prior to any homes being constructed. We believe new traffic counts will be more accurate when school starts up again. I believe the study will show that a traffic signal and other intersection improvements will be needed at the Montgomery Drive/Browns Bridge Road intersection as recommended by the original TIS. "

Also at the July 9 meeting, the GPAB will consider plans for a 54-suite assisted living home on Enota Avenue at Yonah Avenue.

The applicant, Curtis McGill, currently owns and operates a similar but larger facility in Lawrenceville.

The proposed two-story facility in Gainesville is to be approximately 32,000 square feet and
orientated towards Enota Avenue, with driveway access from both Enota Avenue and
Yonah Avenue.

This proposal is also being recommended for approval by the planning staff but with conditions. They deal with such things as buffers, sidewalks, and signage.
