GAINESVILLE - The Gainesville Planning & Appeals Board (GPAB) is being asked to approve a rezoning request that would clear the way for more commercial/business development along Park Hill Drive.

If the application is approved, it will change the zoning of three parcels (1572, 1582, and 1586 Park Hill Drive), totaling 1.26 acres, from Residential II (R-II) and Office and Institutional (O-I) to General Business (G-B). The property is north of Lakeview Drive.

The matter is on the agenda for Tuesday's GPAB meeting. According to documents submitted with the application, Ketan and Gopalji Patel are requesting the rezoning "for the purpose of constructing a new 4,500 square foot dental office building and a future 3,500 square foot retail commercial building." According to the applicants, the dental office building would be constructed first and the existing dental office building would then be demolished for development of the proposed retail commercial building and parking area.

The city's planning staff is recommending approval of the request "with conditions," which deal mainly with future use of the property, existing trees, and signage.

The planning and appeals board meets at 5:30 Tuesday at the Gainesville Justice Center on Queen City Parkway.
