Large single-family home site to become 127-home subdivision

GAINESVILLE – Hall County commissioners approved a rezoning application Thursday evening that will allow for the construction of up to 127 single-family homes.

The location of the project is just north of the Hall-Gwinnett County line along Ridge Road.  The 58.71-acre, heavily wooded lot has been the site of a lone single-family home owned by the applicant, Terri Chandler.

Gainesville attorney Tyler Smith presented the application on behalf of Chandler.  Smith told commissioners, “There were lakes on the property that have now been drained and the Chandlers lived on this property for about 31-years. They have recently moved out in anticipation of developing the property.”

Smith said that the 8,088-square foot home in the center of the property where the Chandlers once lived would be demolished if the rezoning application was approved.

Hall County Director of Planning and Development, Sarah McQuade, told commissioners that five email comments in opposition to the project were received by her staff and three in-person comments, also in opposition to the project, were considered when the application was heard by the Hall County Planning Commission on June 21, 2021. 

That panel recommended Chandler’s application for approval with six conditions.

The one missing ingredient needed before house construction begins is the extension of sewer service to the site. 

Hall County Public Works Director Srikanth Yamala told commissioners that bids for extending the county’s sewer line would be accepted in January and once a contract is awarded it would be over a year before sewer hook-ups were available.

“If it begins in mid-March we’re looking at an 18-20 month timeframe,” Yamala explained.

No one spoke in opposition to the project when the public hearing was called.  The commissioners then approved the rezoning application with its attached conditions unanimously.

The developer said the two-story, three bedroom homes with attached two-car garage would be priced in the $325,000 to mid-$400,000 range.
