Hall County Planning Commission recommends new convenience store and gas station

GAINESVILLE – A rezoning request to allow for a convenience store and gas station at the intersection of White Sulphur Road and SR 365 was given the blessing of the Hall County Planning Commission Monday evening.

The property is owned by Walters Income Properties, LP.

While no specific client or franchise was identified at the commission meeting that plans to build on the 9.72-acre site, in an attachment to the application, a letter from Managing Partner Jim Walters to the Planning Department, Walters mentions the name Quick Trip (sic).

Walters added that the current zoning on one parcel – Suburban Shopping (S-S) – would probably cover the needs of a convenience store and gas station, but his tentative client wants both parcels rezoned as Light Industrial (L-1).

“I think the Suburban Shopping would satisfy my client, but he wants L-1.  I said, ‘So be it.’ That’s the reason I want to try to zone it all to L-1,” he explained

One condition attached to the rezoning is that lighting used at the future business be of a non-spill type.

The application now goes to the Hall County Commission for final approval Thursday, May 23.

DEVELOPER NEEDS MORE TIME

The Hall County Planning Commission unanimously agreed to table the rezoning request of Ridge 19, LLC, until its next meeting.

County Planning and Development Manager Srikanth Yamala explained, “They are just working on fine tuning their application, is all they said.”

Ridge 19, LLC, hopes to build a 139-lot subdivision on nearly 37-acres at the intersection of Mountain View Road and Smith Circle, just west of the Chicopee community.

The application has drawn community interest and response, and could generate considerable public comment when taken off the table at the May 20th Planning Commission meeting.
