Gainesville subdivision seeks to add single-family units

GAINESVILLE – The growth continues in Gainesville; as businesses come so do the employees who will work in those businesses and so does the need for housing for those employees.

That was illustrated Thursday morning as the Greater Hall Chamber of Commerce Economic Development Council appeared before the Gainesville City Council to update the council on their projections for the 2018 calendar year.

Tim Evans, Vice President for Economic Development, told council members, “There’s more to come.  I think this year is lining up to be as good as, or better than, 2017 overall.”

No sooner did the chamber’s presentation end than Gainesville Planning Manager Matt Tate brought before the council a zoning amendment to allow for the construction of additional single family homes in the Heritage Pointe Subdivision.

Geosam Capital US hopes to have the zoning on 85.45-acres of a 220-acre parcel amended so as to construct additional units.

According to the application Heritage Pointe currently has 91 single family homes on the site with 14 additional single family homes under construction.  The developer would like to have 85-acres at the southern end of the property zoned to permit 100 single family detached residences instead of constructing townhouse (attached) residences as originally zoned.

Tate said, “In 2006…we annexed that property in due to sewer.”

Tate explained that square-footage standards for the proposed units would not change but lot sizes would be reduced slightly to allow for the increase in units and to accommodate terrain challenges.

The council agreed to place the request on the agenda for Tuesday’s voting meeting.  The public hearing on the request will be heard at 5:30 p.m. in the Gainesville Public Safety Center.
