A proposed 55-lot single family home subdivision near downtown Flowery Branch got first reading approval from the Flowery Branch City Council Thursday.
The subdivision, which would be located off of East Main Street between Mulberry Street and Thurmon Tanner Parkway, would be a dense neighborhood with an expected 4.7 lots per acre of land. The property being used is just over 11 acres and is a combination of a residential property and land that belonged to nearby First Baptist Church on Spring Street.
While two residents had questions about possible problems with the development, including storm water flow into nearby creeks, nobody voiced opposition to the proposal. City Manager Rich Atkinson and Mayor Mike Miller both said they were confident in developer Frank McGowan, who previously helped develop the Harbor Lights neighborhood on Lights Ferry Road.
Atkinson said if the developers wanted to make any changes that the city staff deemed "major," they would need to bring it back before the city council. Atkinson said an example of a major change would be a change in the number of proposed homes.
"An increase or decrease of three or more homes," Atkinson said. "I feel that that's pretty major, that could really change how this is going to look."
The development will need a second approval from the council, which will be voted on at the council's next meeting.
Final meeting for Beatty
Thursday night's meeting was also the final one for city Councilwoman Monica Beatty.
Beatty, who has served on the council since 2015, lost her bid for re-election to Amy Farah in November.
