City planning staff recommends approval with conditions for townhome plan behind Ashton Senior Living

The planning staff for the city of Gainesville is recommending conditional approval for a rezoning request that would allow townhomes to be built on property behind Ashton Senior Living off Enota Avenue. 
 
The request to rezone the 5.24 acre tract of land from R-1 and PUD to PUD comes from the owner of Ashton Senior Living, who also owns a single-family residence on the property. 
 
The property owner wants to build up to 15 townhomes that would complement the assisted living facility, according to the rezoning application.
 
"The townhome units will be rented with services available from the assisted living facility including cafeteria meal plans, emergency nursing assistance, housekeeping and social gathering areas," the application reads. "Each townhome unit will be one story with 800 square feet of heated space, and will contain a full kitchen, single-bedroom and bathroom. Exterior finishes are to include brick, stone, stucco and masonry consistent with the assisted living facility."
 
The planning staff in its report said the proposal appears to be in keeping with the other properties in the area, but staff members did outline five conditions for approval.

The rezoning request goes before the Gainesville Planning and Appeals Board at its next meeting on Tuesday, Oct. 10 at 5:30 p.m. The meeting will be held in the Public Safety Building on Queen City Parkway.
